Welcome to the Elite Agent Masterclass. Today, Jack and I are going to be discussing something a little bit different. Jack, you and I obviously have regular conversations with agents both inside our brokerage, but equally outside. And there's a lot of the same questions that keep coming up. So in this episode, we're going to dive into something that we're doing in September that's going to help agents answer some of those questions. Now, I'll remove the mystique from this and ask you, what are we going to be doing? So Thursday, the fourth of September, we're going to be hosting an agents day. And we're going to be focusing this day on, like you said, things that the agents feel as though are some of the challenges in the market currently. And we're going to share some great strategies that have worked really well for our agents. In fact, some of these strategies we're going to share on Thursday, the fourth of September have helped our agents generate tens of thousands of pounds in commission. So some really good strategies, some really good opportunity to connect with other agents. um like-minded agents in the industry build connections and share ideas and share some of the challenges that we can face together and overcome together um James it's quite interesting because when we're putting the idea of this event together um I spoke to I spoke to you guys spoke to Holly and um I said what is it that the agents really really need so I thought you know what let's let's just ask them we put upon it and um I think The three things we had on the poll was generating more leads, creating more consistent cash flow and closing on more sales. And I thought, we'll see which one gets the most votes. And it was an absolute even split, thirty three percent each. So we've decided to try and cover each of those topics on Thursday, the fourth of September over at Calderfields Golf Club. excellent so the objective will be and I suppose for those listening in um as we've said all along when in recording this uh podcast there will be agents that are self-employed that listen in there will be agents that are employed with ambitions to go self-employed but there will also be agents that are employed that just simply want to deliver a better experience for their clients secure better fees sell more homes and essentially earn more money right so um in that all three topics will cover all categories of agent that are out there and it'll be a great opportunity for them to come along and get some strategies tactics that probably don't get talked about that often in the wider community of agency would you agree Yeah, definitely. And we've got a lot of people that are going to be there on the day already that have confirmed that they're attending. We've got quite a mix, which is really good. So we've got some people, like you said, that are employed in employed roles, some considering self-employed, but others just want to upskill and improve on what they're doing currently. We've got a number of self-employed agents from other brokerages and other models that maybe do things a little bit differently to what we do at the Avenue. And there's going to be a lot of our agents there as well. So I think it's going to be really good. There's going to be a lot of different people in the room. But the one thing that's going to remain the same is that everyone's on the same trajectory. Everyone's got the same plan, the same vision, wanting to improve their standards, wanting to do better, wanting to do better things and wanting to help their clients and ultimately build up their businesses. Awesome. And so the three topics, just for those that may have missed them, are lead gen, generating more leads. More quality leads. More quality leads. We want to share with many of the agents. Well, we've built some new strategies that have worked really well for a couple of our agents. We've tested them quite recently and we're having some real great success with them. So we want to share those with the rest of our agents and the agents that are going to be there. And as I said earlier, some of these lead generational strategies have already helped some of these agents generate tens of thousands of pounds in commission for new instructions, which is going to be really exciting. So we're going to go through literally the step by step process that we've built that will share these strategies in more detail. And it's going to cover things like letter campaigns, social media, networking, door knocking strategies. We're going to try and cover the whole basis and make it really, really simple and easy to digest and the big goal and objective for the event is to give people actionable takeaways that they can implement right away in their business. Happy days. So it will be digestible, easy to implement and applicable and appropriate no matter what part of a state agency you operate in. So that is the front end. That is how can you generate more leads? Because that is the number one question that is on people's lips when they first enter agency, right? No matter the model, self-employed, I suppose, in particular, but it It's like, how do we go and generate more leads? Cool. So we tick. We've got that box covered. The next one is then, okay, cool. We've got all of these new leads. We've got all of these new listings. Now what do we do with them? How do we shift them? Because the market has been a bit slower on the sales side of things. So we've also then got a plan for the day where we will unveil how agents have been marketing properties in a very specific, unique way to attract more attention and get deals over the line quicker. is one how to negotiate deals in a much more robust way is number two and how to package the deal up so it's secure and then the final step in that is more consistent cash flow so obviously we don't want to give the watson all away on this podcast recording because of course people need to attend to get the value but can we give any insight into what that creating more consistent because I'll be honest, people listening in go, it's a bit of a boring topic, consistent cash flow, but it's such a critical ingredient to making it all work. So can you give us a little bit of an insight as to what they can expect? Just coming back, so the consistent cash flow is going to be something that I think is quite different, and I think it's something that agents really, really need. Coming back a step, though, on the closing more sales, like you said, I think closing more sales at the moment is a big challenge that agents are facing it's not as easy to put deals together it's not as easy to generate quality buyers there's viewings happening but I wouldn't say there's necessarily a huge amount of committed um buyers that are ready to move quite quickly so we're quite fortunate at the avenue to have an incredible marketing and media team and ben heads that up so um we're going to share some of the strategies that our market and media team have generated to help create more exposure for homes, get more interest, get more people through the door. And like you said, alongside that, better negotiating strategies as well to make sure that we close more deals and make sure those sales are really, really secure. On the consistent cash flow, We're quite privileged to actually have Ross McKenzie that's going to be joining us on the day as well. So as for those that know Ross and know what he's about, he is very, very keen to improve the sales process within the industry. I'm sure he'll share he believes it's completely broken and wants to really improve that. So Ross is going to be sharing some ways in which agents can improve the experience and also turn their sales around a lot quicker. So he's going to be going through a lot around that. But also, we've recently introduced lettings into our business, and we're going to go through some strategies around creating consistent cash flow that lettings can help with. And we're going to go through, again, a step-by-step process and strategies and how to find and generate those opportunities as well. So we're going to go into that in a lot more detail. So it's going to be some really good, exciting stuff to go through on the day. It's pretty robust, covering almost every base that exists. So I think as we've touched on, no matter what space within agency you sit in, there's going to be something for everyone that they can take away. To get that much into one day, it's gonna be pretty full on. It's gonna be quite intense. It's gonna need to show up, be sharp and be ready to consume lots of really valuable content. But like you said, very near the beginning of the recording, The idea behind the day is it's not just designed to be information overload. It is designed to be actionable and implementable pretty much immediately after consuming it. Right. So for those that like to come along and take lots and lots of notes, that's great. But equally, there will be downloadable tools. There will be processes that will be set up step by step guides and everything else that people can download and immediately refer to and use and implement into their businesses. Right. Yeah, yeah, definitely. We want to make sure it's really easy to be able to take action. And we actually did an event last year, didn't we, at the same venue. And Calderfield, for those who haven't been there, it's a great venue. It's in Walsall, just outside of Sutton Coldfield, Birmingham. And last year we had a great... The one thing we love doing with our events is having a great... great not just number of people in the room but the right people in the room as well and for anyone who's a little bit nervous about maybe joining events and going to events um you don't need to be nervous about coming to a team event because it you're just going to feel so welcomed and the people in the room are all on the same in the same mindset and got the same vision and all very supportive so yeah it's great we want to create a great community of agents that are all wanting to help and support one another It's hundred percent true because the event that we ran last year, we had people that were already in the self-employed space, didn't we? We had a couple of chaps that were employed as valuers at an estate agency. There was actually someone who was launching their own brokerage in the room with their partner. So there was a real, real good mix. And I think if they're listening in, they would probably be testament to the fact that actually it was really collaborative room. There was lots of ideas shared. It wasn't, you know, one of these where it's like, oh, you're a competitor. It's like everyone welcome of open arms. And that's kind of the environment we want to create with it so that there is more collaboration. That's a big thing for us, isn't it? We want to create a much wider community within the space, within the industry so that we can collaborate, that we can share ideas. ideas with one another without feeling all protective and secretive over it. Because I think the number one thing that anyone that feels threatened by sharing their ideas or sharing unique ways in which doing business, the number one thing I think you should always remember is there's only a very small number of people that will actually go away and implement those things. Yeah, take action. And they've got to do it as good as you do as well. Yeah, yeah. So it's all well and good having the idea, but they've actually got to take action on it. They've got to be able to deliver. And ultimately, they've got to be able to show up and be their true authentic self. And so I think... put into one side that potential threat of all of that, oh, you know, I don't want to share ideas. If you can get past that and get yourself in the room, you're going to get lots of value, not only from the conversations we will be having and the information we will be sharing and the implementable actionables, but also from just the community, the collaboration within the group, the ability to just rub shoulders with other people that maybe are on the same trajectory or maybe even are a little bit further ahead in their journey so you can pick their brains. So yeah. It's nice as well where there's going to be, as it was last year, there's going to be agents from different parts of the UK. So it's going to be really good to get an understanding as to what the market's like in different areas, what's working well in different areas. A couple of the guys that came from London last year, they were doing quite different things and London's always a very different market. So yeah, I think it's really good to have a wide mix of agents up and down the country. A great opportunity to collaborate as well. We just had a referral from another business um to one of our agents and so a great way to build referral schemes with agents in different brokerages as well um yeah it's gonna be a good good mix and for anyone that's interested in golf as well there's driving range opposite so last year we had a a little bit of fun afterwards over at the driving range um equally for anyone that is traveling from outside the area and doesn't want to be traveling to and from on the same day they've got some lovely little uh what do you call them now those lodges aren't they overlooking yeah that's it that overlook the course so um you know if you're into your golf you could probably get there the day before um have a cheeky little round and um you know have a nice chilled one in the lodge uh so yeah there's there's lots of upside so um jack how do people get hold of the tickets So we'll send a link out or you can DM any one of us on socials.
